TikTok for realtors
TikTok for realtors: listing videos built for the For You feed
TikTok shows your video to strangers first and followers second. That changes what a listing video has to do in the first second, and it changes which listings are worth posting at all.

TikTok is a different audience from your Instagram
On Instagram, most of the people who see a listing Reel already follow you: past clients, your sphere, the lender you play golf with. TikTok's For You feed is built from interest, so a brand new account with 40 followers can put a 3 bed ranch in front of 8,000 people who have never heard of you, most of them outside your market.
That cuts both ways. The reach is real, but the viewer has no reason to care about your town. The listings that travel on TikTok are the ones with a story a stranger would stop for: a price that surprises for the area, a weird floor plan, a backyard that looks like a park, a condo with a view people screenshot. A tidy 4 bed colonial at market price usually does better as a Reel to your local followers than as a TikTok.
So we treat them as two jobs. Instagram is for the people who might send you a referral. TikTok is for the people who might buy, or rent, or just follow you because your listings are interesting to watch.
The specs, as of October 2026
| Setting | What TikTok uses | What it means for a listing film |
|---|---|---|
| Frame | 9:16 vertical, 1080x1920 | Use the vertical cut. A widescreen file gets letterboxed and looks like a repost. |
| Length | Up to 10 minutes recorded in the app; uploads up to 60 minutes | The cap is irrelevant. 20 to 45 seconds is where a single listing belongs. |
| Caption | Up to 4,000 characters including hashtags | Only the first line or so shows before "more". Put the price and the hook there. |
| Right rail | Avatar, like, comment, bookmark, share and the sound disc, roughly the right 140 px | Keep prices and room labels off the right edge. |
| Bottom | Username, caption, hashtags and sound bar, roughly the bottom 480 px, more when the caption is long | Burned in captions sit above this band, not at the very bottom like on YouTube. |
| Top | Following / For You tabs and search, roughly the top 130 px | Do not put the address in the top strip. |
Property Video Generator keeps every caption and label inside the safe area of the vertical cut. If you already have a video, drop a frame into the free safe zone checker before you post it.
No watermarks from other apps
TikTok's Content Posting API guidelines tell apps that post on your behalf not to add any brand name, logo, watermark, link or promotional text to the video. That is why, when Property Video Generator posts to TikTok for you, it sends a cut with nothing of ours burned into it.
Separately, there is a practical reason to keep other platforms' marks off: a video that still carries an Instagram or CapCut end tag reads as a repost, and you are relying on strangers deciding in a second whether you are worth watching. Post the clean vertical file, not a screen recording of your Reel.
What works on real estate TikTok
- Say the surprising thing out loud in the first line of narration: "$389,000, and the backyard backs onto a creek."
- Cut faster than you would for the MLS. Property Video Generator's Bold modern vibe cuts on the beat and suits TikTok better than Calm luxury.
- Use narration. TikTok viewers expect sound in a way Facebook's muted feed does not, and a voice gives a stranger a reason to stay past the second room.
- End on one detail, not a contact slide. The profile link and the comments do the selling.
- Reply to comments with another video. "What are the taxes?" is a better next post than anything you would have planned.
One note on sound: if your TikTok is a business account, the sounds you can add in the app are limited to TikTok's Commercial Music Library. A listing film already has its score mixed under the narration, so you can post it without picking a sound at all.
Worked example: one listing, one week on TikTok
A 3 bed, 2 bath ranch in Austin, 1,640 sq ft, listed at $425,000, with 22 photos from the photographer. The pool is small but the lot backs onto greenbelt.
- Listing day: the vertical cut in Bold modern, opening on the greenbelt view, narration starting "$425,000 in Austin, and nobody behind you, ever." 34 seconds.
- Day 3: in the editor, ask the AI Director to "open on the kitchen and make it under 25 seconds". Same photos, a new hook, a second post.
- Day 5: answer the most asked comment (usually the HOA or the taxes) with a short talking clip of your own, shot on your phone.
- Open house eve: repost the first cut with the open house time in the caption's first line.
The captions come from the same listing details each time; the free listing caption generator writes a TikTok version with hashtags if you want to start there. For a fuller schedule across every platform, read turn one listing into a week of posts.

Questions
Questions agents ask.
What size should a real estate TikTok be?
9:16 vertical at 1080x1920. Property Video Generator's vertical cut is exactly that, reframed shot by shot from your photos rather than centre cropped.
How long should a listing TikTok be?
For one property, 20 to 45 seconds. TikTok accepts uploads up to 60 minutes as of October 2026, but a listing that runs past a minute loses strangers who have no tie to your market.
Can I post the same video to TikTok and Instagram Reels?
Yes, the same vertical cut works on both. Post the clean file to each platform rather than downloading one app's version with its watermark and uploading it to the other.
Does Property Video Generator put its logo on TikTok posts?
No. Posts sent to TikTok use an unwatermarked cut, as TikTok's posting rules require. On the free plan, files you download yourself are watermarked at 720p.
Do I need to show my face on real estate TikTok?
No, many accounts post listing films with narration only. A short clip of you answering comments helps people remember who you are; our agent intro video page has a shot plan for that.
