Privacy policy

• Your photos, films, voice and leads are yours. We use them to make and deliver your films, and for nothing else.
• We do not sell personal data and we do not use your photos, recordings or films to train AI models.
• We only post to your social accounts when you ask us to, and you can disconnect at any time.
• You can delete your account and everything in it. We confirm within 30 days.

• Account: your email address, and a name and picture if you sign in with Google.
• Listings: photos you upload or import from a listing page, the address and details you enter, and the films, edits and photo versions we make from them.
• Brand kit: logo, headshot, colours, fonts, contact details and licence number you choose to add.
• Voice: if you use voice cloning, your consent recording, typed signature and voice samples; if you record your own narration, that recording.
• Payments: plan, billing status and a customer reference from our payment provider. We never see or store card numbers.
• Listing website visitors: an anonymous visitor id, the page source (for example a QR code or Instagram), plays and how far a film was watched; and the details people choose to send in a lead form.
• Site analytics: which pages of Property Video Generator are visited, how people arrived and what they do in the product, as described in site analytics.
• Technical: a hashed IP address for rate limiting and abuse prevention, and basic logs.

• To analyse your photos, plan and render your films, write narration and captions, and deliver every cut.
• To run your listing websites, count views and pass enquiries to you.
• To sign you in, send sign-in codes, renewal reminders and receipts, and keep the service secure.
• To publish to the social accounts you connect, only when you choose a film and press post or schedule.

We rely on our contract with you to provide the service, on your consent for voice cloning and social posting, and on legitimate interests for security and basic product analytics.

Property Video Generator uses AI models to read your photos, plan the edit, write narration, edit photos (twilight, sky, decluttering, virtual staging) and produce voice, music and some camera moves. Your inputs are sent to the providers listed below only to produce your result. They may not use them to train their models under our agreements and their API terms.

Edited and staged photos carry a visible label (“Digitally enhanced” or “Virtually staged”) in the film and on the listing website, and we keep your original photos. Generated motion is designed not to change the building; generated shots are labelled.

A cloned voice is created only after you record a consent statement that names you, sign it and tick an explicit consent box. We transcribe the consent recording to check it matches before anything is created. The voice is private to your account and used only to narrate your own listings.

When you delete your voice we delete it from our voice provider and delete your samples. We keep the consent recording and the consent record for up to two years as proof that the voice was created with permission, then delete them.

When you connect Instagram, Facebook, YouTube, TikTok or LinkedIn we store the access tokens the platform issues (encrypted at rest), your account name, username and picture, and a record of the posts you ask us to publish. We use this only to publish and schedule the films you choose and to show you each post's status. We do not read your messages, followers or other content.

Property Video Generator's use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements. YouTube uploads are governed by the YouTube Terms of Service and the Google Privacy Policy.

To remove this data, disconnect the account in Property Video Generator or follow our social account data deletion instructions.

When someone sends an enquiry on a listing website, their name, email, phone and message go to the agent who owns the film, by email and in their dashboard. For that lead data the agent decides how it is used; we process it on their behalf. Listing website analytics use a first-party anonymous id and do not identify visitors.

We measure how Property Video Generator is used with our own first-party analytics, and, outside Europe, with Google Analytics 4 and Microsoft Clarity. We run no advertising scripts, and we do not sell or share your data for advertising.

• What a page view records: the page address (without its query string), the referring site, campaign tags in the link (utm source, medium and campaign), approximate country, region and city from our host's network data, device type, browser, operating system, screen size, and how long the page was visible.
• No tracking cookies: a visit is counted with a visitor id that is a one-way hash of a secret, your IP address, your browser's user agent and the date. It changes every day, cannot be turned back into an IP address, and does not follow you across days or sites. We never store your IP address for analytics. A random session id is kept in your browser tab's session storage and disappears when the tab closes.
• When you are signed in, page views and product actions (for example creating a project, rendering, downloading or upgrading) are linked to your account so we can understand and support how the product is used.
• Known bots and automated browsers are not counted. Analytics records are deleted after 25 months.
• Google Analytics 4 (Google) counts page views and a few product steps (signing up, starting a film, starting a checkout and completing a purchase) to tell us which pages and channels work. It sets first-party cookies (_ga, _ga_*) and Google receives your IP address, which it uses for approximate location and does not store. Google signals and ad personalisation are switched off, so this data is not used for advertising.
• Microsoft Clarity (Microsoft) records how pages are used (clicks, scrolling and mouse movement) as session replays and heatmaps so we can find confusing screens. Text you type into forms is masked and never sent. It sets first-party cookies (_clck, _clsk).
• Where they run: neither Google Analytics nor Clarity is loaded for visitors in the European Economic Area, the United Kingdom or Switzerland, on agents' listing websites, or in the admin area. Visitors there are measured only by the first-party analytics above.

We rely on legitimate interests for this measurement. To opt out, block storage or these scripts for our site (most content blockers do), use Google's opt-out add-on, or ask us and we will exclude your account.

We use these providers, each only for the part of the service named:

• Vercel (web hosting), DigitalOcean (database and render servers), Cloudflare R2 (file storage).
• Anthropic, through OpenRouter (photo analysis, story planning, the AI Director); fal.ai (photo edits and video models); ElevenLabs (voices, music, sound effects and consent transcription).
• Dodo Payments (payments, as merchant of record), Resend (email), OpenStreetMap Nominatim (turning an address into a map position).
• Google Analytics and Microsoft Clarity (site analytics outside Europe, as described above).
• Meta, Google, TikTok and LinkedIn, only for accounts you connect and posts you request.

Some providers process data outside your country. Where required we rely on standard contractual clauses or equivalent safeguards.

We use only first-party cookies that make the service work: a sign-in session, a draft cookie so you can start a film before signing in, short-lived cookies during Google sign-in, and an anonymous visitor id on listing websites for view counts. Our first-party analytics use no cookies. Outside the EEA, the UK and Switzerland, Google Analytics and Microsoft Clarity set their own first-party analytics cookies (see above); we also set a small readable cookie that marks the owners' own browsers so their visits are not counted. No advertising or cross-site tracking cookies.

• Projects, photos and films stay until you delete them or close your account.
• Drafts started without signing in are removed after 30 days if never claimed.
• Sign-in codes expire after 15 minutes; sessions after 30 days.
• Payment records are kept as long as tax and accounting law requires.
• When you close your account we delete your data within 30 days, apart from what we must keep by law and the consent record described above.

You can access, correct, export or delete your data, object to or restrict some processing, and withdraw consent (for example by deleting a cloned voice or disconnecting a social account) at any time. You can also complain to your data protection authority. Write to us and we will reply within 30 days.
