AI virtual staging
AI virtual staging that says it is staged
An empty 600 sq ft studio photographs like a box. Is the corner by the window a desk or a bed? Buyers cannot tell, so they guess small. Staging answers the question in one frame, as long as the photo admits what it is.

Stage the rooms that confuse people
Not every room earns it. The living room of a vacant house does, because without furniture nobody can judge whether a sectional fits. So does any room whose purpose is unclear: a bonus room over the garage, a dining area that could be an office, a bedroom with a sloped ceiling.
Skip staging in a home that is already furnished, even badly. Restaging someone's lived-in room can drift into misrepresentation fast, and declutter usually does more. Skip bathrooms too; a staged towel adds nothing.
Pick one style and use it in every room. A Scandinavian living room next to a farmhouse bedroom makes the film feel like two listings.
The law, roughly, as of October 2026
California's AB 723 took effect on January 1, 2026. It requires a licensee who advertises a digitally altered image of a property to disclose that it was altered, and to make the unaltered original available through a link, QR code or the listing itself. Virtual staging counts.
Outside California, the rule you will most often meet is your MLS's, not your state's. Many MLSs require staged photos to be marked and some require the unstaged original in the gallery. NAR's Code of Ethics also requires a true picture in advertising. Rules differ and change, so check yours; we keep a plain summary at staging disclosure rules.
Staging a room, start to finish
- Open the listing and pick the empty room.
- Choose staging, or type the room you want: "a small home office with an oak desk and a reading chair".
- Drag the slider to compare with the original. Keep it, try again, or go back.
- The film switches to the staged version, label included.

How to tell a good result from a bad one
Look at three things at full size. Scale first: a queen bed that would leave six inches to the wall is a lie about the room. Then light: shadows under the furniture should fall the same way as the shadows from the window. Then architecture: if a radiator, an outlet or a window frame has moved or vanished, discard the image.
Also check that nothing hides a feature the buyer needs to see, like a fireplace or a floor vent. When a room will not come out right after a couple of tries, leave it empty. An honest empty room costs you less than a buyer who feels tricked at the showing.
Limits and allowances
AI staging works on clear, wide, reasonably lit photos of one room. Very dark shots, heavy clutter and steep angles give weaker results. Staging counts as a photo edit: 5 per listing on the free plan, 10 on Starter, 20 on Pro and 40 on Studio. See photo tools.

Questions
Questions agents ask.
Do I have to disclose virtual staging?
In California, yes, under AB 723. Many MLSs require it everywhere else, and it is good practice regardless. Property Video Generator labels staged photos for you; check your MLS for anything extra, such as including the unstaged photo.
Can I remove the "Virtually staged" label?
No. The label stays on staged photos in the film and on the listing website. Your original, unlabelled photo is always kept.
Can staged photos go on the MLS?
Usually, with disclosure. Some MLSs also want the unstaged original in the gallery.
Does staging change walls or floors?
It should not, and if a result does, discard it. Staging adds furniture and decor; the room stays the same.
