Just sold video
Just sold videos: re-cut the listing film, mind what you disclose
A just sold post is the one piece of marketing that sells you rather than a house. The footage already exists: it is the listing film. What changes is the script, the end card and a short list of things you are not allowed to say.

Start from the film you already made
A just sold video should not be a new production. Open the listing film, change three things and render again.
- Rewrite the hook line. "Just listed in Lincoln Park" becomes "Sold in Lincoln Park: 9 days on market."
- Cut it down. A just sold film works at 15 to 25 seconds. Keep the hook shot, three or four best rooms and the end card; the buyer for this house is gone, so the walkthrough detail is not needed.
- Swap the end card message from "Book a showing" to something about you: "Thinking of selling nearby? Ask me what yours is worth."
In Property Video Generator this is an edit, not a new listing: rewrite the narration lines, remove shots, and only the changed parts re-render. Ask the AI Director "turn this into a 20 second just sold cut" and it uses the same operations you would.
What you can show and what you should not
| Detail | Generally OK? | Why |
|---|---|---|
| "Sold" with the address or neighborhood | Yes, if you were the listing or buyer's agent | NAR Standard of Practice 12-7 lets only the listing broker or the cooperating broker claim to have sold it. |
| Interior photos from the listing | Usually, with the seller's permission and the photographer's license | The photo license may cover marketing the listing, not your brand afterwards. The new owner now lives there. |
| Days on market | Yes | It is your result to share, as long as it is accurate. |
| Sold price | Depends on state and MLS | See below. In non-disclosure states, the safest route is the seller's written OK. |
| "Over asking" or "multiple offers" | Only if true and the seller agrees | It implies the price. Treat it like the price. |
| Buyer's name or face | No, unless they ask to be in it | Privacy. A happy-buyer photo needs their written consent. |
Two of those catch agents out. The photo license is one: check your agreement with the photographer, because some licenses cover the active listing only. The second is the new owner. Their bedroom is in your Reel. Post within a few weeks of closing, and stop running interior shots once the buyer has moved in; some brokerages make that a rule.
Sold price in Texas and other non-disclosure states
Texas does not record sale prices in public records, and neither do a dozen or so other states. Lists vary, but they commonly include Texas, Utah, Idaho, Wyoming, Montana, New Mexico, Kansas, Louisiana, Mississippi, North Dakota and Alaska.
Non-disclosure is about public records, not a gag on agents. But in those states the MLS is often the only place the sold price exists, and MLSs license that data to members with conditions. Some restrict public display of sold prices pulled from the MLS. So a reel that says "Sold for $612,000" in Houston is publishing MLS data in a market where buyers and sellers expect the number to stay private.
In disclosure states such as Florida, California or Illinois the price will be public anyway, but your MLS may still have rules on how you use its sold data in advertising. Some require you to credit the listing broker when you advertise a sale you were not part of. In a just sold film about your own deal, that does not apply.
Posting a just sold cut
Use the vertical cut on Reels and TikTok and the 4:5 in the feed. Skip the MLS cut; the listing is closed. A just sold post gets most of its value from people who know the street, so tag the neighborhood and post where neighbors are: a local Facebook group if its rules allow agents, and your farm email with the square cut.
Do not run the sold film as a paid ad without checking your MLS and brokerage advertising rules first. For the rest of the week around a listing, see turning one listing into a week of posts.
Re-cut a listing film as just sold
Make the listing film first. The just sold version is an edit, not another listing.
Questions
Questions agents ask.
Can I post the sold price on Instagram in Texas?
Texas is a non-disclosure state, and many Texas MLSs limit public display of sold data. Get the seller's written permission and check your MLS rules first, or leave the price out and lead with days on market.
Do I need the seller's permission for a just sold video?
It is good practice and many brokerages require it, especially for interior photos and any price detail. A short written OK at closing saves an awkward call later.
Can I make a just sold video for a home I did not list?
Only the listing and buyer's agents may claim they sold it under NAR's Code of Ethics. Using another agent's photos also needs written permission from the copyright holder.
Does a just sold re-cut use another listing on my plan?
No. It is an edit of the same listing's film. Only the changed shots and lines re-render.
