Terms of service

Property Video Generator makes property films from listing photos: it plans an edit, animates shots, adds narration, music, captions and branding, renders a cut for each social format, and can publish a listing website and post to accounts you connect. Features differ by plan, as shown on the pricing page.

You need to be at least 18 and able to enter a contract. Keep your email secure, because sign-in codes are sent there. You are responsible for activity on your account and your team.

• The free plan needs no card and includes two watermarked listings a month. Nothing converts to a paid plan on its own.
• Paid plans are billed monthly by default. Yearly billing is optional. We email you 7 days before any yearly renewal.
• Payments are processed by Dodo Payments as merchant of record, which also handles taxes, receipts and payment-related requests.
• Each film uses one listing from your balance. Monthly allowances arrive each month; unused allowance rolls over for up to three months on paid plans. Listings bought in packs never expire.
• You can change or cancel your plan at any time from Billing. Cancelling stops the next renewal; your plan continues until the end of the period you paid for.
• If a payment fails, new allowances pause until it succeeds. Refunds follow the merchant of record's refund policy and applicable law; a refunded listing pack removes its unused listings.

You keep all rights in the photos, text, logos, recordings and films you bring or make. You confirm that you own them or have permission to use them for marketing the property, including photos imported from a listing page, and that the property details you give are accurate.

You give us a limited licence to store, process and transform your content only to provide the service to you (for example to analyse photos, render films and host your listing website). We do not use your content to train AI models and we do not claim ownership of your films.

Films, narration, captions, photo edits and staging are produced with AI and can contain mistakes. Review every film before you publish it. You are responsible for making sure what you publish is accurate and complies with the rules that apply to you, including MLS rules, fair housing law and advertising and disclosure laws such as California AB 723.

Edited and staged photos are labelled “Digitally enhanced” or “Virtually staged”. Do not remove these labels or present edited or generated images as unaltered photographs of the property. Keep the originals available where the law requires it; we keep them for you.

You may clone only your own voice, after recording the consent statement and signing it. Never use the feature with another person's voice, even with their verbal permission. A cloned voice may be used only to narrate your own property marketing on Property Video Generator. We may remove a voice and suspend an account if we believe the feature was misused.

Do not use Property Video Generator to:

• market a property you are not authorised to market, or use photos you have no right to use;
• create misleading listings, invent features, or hide defects through edits;
• publish discriminatory content or anything that steers buyers or renters on the basis of a protected characteristic;
• impersonate anyone, or clone or imitate a voice that is not yours;
• import from sites whose terms forbid it, scrape the service, probe it for weaknesses, or overload it;
• break any law or the terms of a platform you post to.

Listing websites are public pages you publish and can hide at any time. Enquiries from them are sent to you; you are responsible for handling that personal data lawfully and for answering enquiries. The unbranded MLS version omits agent details to suit virtual tour rules; check your MLS's current requirements.

A team shares the owner's plan, listings, brand kit and films. The owner controls who is on the team and their role, and is responsible for the team's use and for the plan's charges. Seats are limited by plan.

When you connect a social account, you authorise us to publish the films you choose, with the captions you approve, at the times you set. Each platform's own terms apply to what you post there. You can disconnect at any time; see social account data deletion.

You can stop using Property Video Generator and delete your account at any time from Billing. We may suspend or end accounts that break these terms or the law, with notice where reasonable. On deletion your content is removed as described in the privacy policy.

We work hard to keep Property Video Generator reliable, but the service is provided as is, without warranties of any kind, to the extent the law allows. We are not liable for indirect or consequential losses, lost profits or lost sales. Our total liability for any claim is limited to the amount you paid us in the 12 months before it. Nothing in these terms limits liability that cannot be limited by law, or your statutory rights as a consumer.
