Just listed video

A just listed video that goes up the day the photos land

The first 48 hours of a listing get the most attention it will ever get. A just listed reel that goes up with the photos does more than one that arrives next Thursday from a videographer. Here is how to make it the same day, and what to put in it.

A worked example: 22 photos of a ranch in Austin

Say the photographer delivers 22 photos of a 3 bed, 2 bath ranch in Austin at 4pm. Two are near duplicates of the living room, three are bathroom details, one is the water heater closet the seller insisted on. A just listed film does not need all 22.

14 of 22 photos used, about 41 seconds. The water heater closet stays in the MLS gallery.

Notice what leads. The front door is shot 2, not shot 1. In a feed of just listed posts that all open on the curb, the patio is what makes someone stop. That is the single biggest change most agents can make.

Hooks that work for a just listed reel

The first line is on screen before the viewer decides to stay. "Just listed" alone tells them nothing they want. Pair it with the one fact that makes this home different.

  • "Just listed in Crestview: a quarter acre with a live oak this size."
  • "Just listed, $489,000, and the kitchen was redone in 2024."
  • "New this week: 3 beds in Allandale, 6 minutes to the Domain."
  • "Just listed. Look at this back yard first."

Price in the hook is a judgment call. It filters out people who cannot afford it, which is what you want for a listing and not what you want for a brand account chasing reach. We put it on the title card and in the caption, and leave it out of the spoken hook unless it is a selling point. More examples in real estate reel hooks.

Which cut goes where on day one

PlaceCutWhy
Instagram Reels, TikTok, YouTube ShortsVertical 9:16, 1080x1920Full screen. Keep captions out of the bottom fifth and the right-hand button rail.
Instagram and Facebook feedPortrait 4:5, 1080x1350The tallest shape a feed post gets, so it takes the most screen as people scroll.
Email newsletter, some Facebook groupsSquare 1:1Square is fading on Instagram, but it still sits well in an email column.
YouTube, your websiteWidescreen 16:9Plays properly in a desktop player.
MLS virtual tour fieldUnbranded MLS 16:9Many MLSs reject a tour with your name, phone or logo on it.

Property Video Generator renders all five from one edit, each cut framed per shot, so a wide kitchen photo is reframed rather than centre-cropped into a vertical. The posting calendar writes a separate caption for each platform.

Where a just listed video does not need us

If you already had a videographer shoot walk-through footage, edit that instead; we work from stills and do not accept video clips. And if the listing has six phone photos, fix the photos first. A film is only as good as the frames it is cut from. Our photo guide covers the shots that matter.

Questions

Questions agents ask.

How long should a just listed reel be?

Most land between 30 and 45 seconds. Long enough for the main rooms and the outdoor space, short enough that people finish it. Instagram Reels can run longer, but a listing rarely earns it.

Should I say the price in a just listed video?

Put it on the title card and in the caption. Say it out loud only when the price itself is the hook, for example a sharp price for the neighborhood.

Can I post a just listed video before the listing is on the MLS?

On most Realtor association MLSs, public marketing starts a one business day clock to submit the listing. Check your MLS rules and your seller's marketing choice before posting.

Can I make it from the listing link instead of uploading photos?

Yes, from Redfin, Realtor.com and many brokerage pages. Zillow, Trulia, HotPads and StreetEasy links are refused because their terms forbid importing.
