Property video for MLS

Property video for the MLS, minus the branding that gets it pulled

The MLS version is the least exciting film you will make, and the one most likely to get you an email from compliance. It has one rule that matters more than the rest: no you.

Why branded videos get removed

The MLS is a cooperative system. The listing is shared with every buyer's agent, and an MLS virtual tour that shows your name, logo or phone number is effectively advertising you to their clients. So most MLSs ban agent and brokerage branding in the unbranded tour field: no logo, no name, no phone, email or website, on screen or spoken in the narration.

The penalty depends on the MLS. Often the link is simply removed. Some MLSs issue a warning first, and some fine repeat violations. Read your MLS's rules on virtual tours before you paste anything in.

Branded and unbranded fields

The RESO Data Dictionary, which most MLS systems follow, has separate fields for an unbranded and a branded virtual tour URL. Whether your MLS shows both, which one it sends to portals and IDX sites, and what it lets the branded one contain is up to that MLS. The unbranded field is the one that tends to travel furthest, so that is the one to get right.

Every plan makes the MLS cut from the same edit as the others. Download the file, or on a listing website use the unbranded link, which opens the film without a sign in.

Narration: describe the house, never the agent

The scripts Property Video Generator writes describe the property, so the same narration usually works on every cut. If you record your own take, leave out your name, your brokerage and "call me today". One spoken phone number is enough to get an otherwise perfect tour removed.

Length and pace for people who are actually shopping

Someone opening the virtual tour field has already clicked on the listing. They are studying, not scrolling. A calmer pace suits them, and our films typically run 30 to 60 seconds, which is enough to show the layout without padding. Widescreen is the right shape here because most agents and serious buyers open the MLS on a laptop.

Questions

Questions agents ask.

Is the MLS cut on the free plan?

Yes. Every plan makes every cut. Free plan films are watermarked at 720p; paid plans are 1080p with no watermark.

Does the free plan watermark break MLS rules?

It might, depending on your MLS, since the watermark names Property Video Generator. For a listing that matters, use a paid plan's clean 1080p MLS cut.

Do captions stay on the MLS cut?

Yes. Captions describe the property. Your logo, contact details and end card come off.

Does Property Video Generator upload to my MLS?

No. We do not integrate with MLS systems. You download the cut or copy the unbranded link and add it in your MLS.
