YouTube Shorts for real estate
YouTube Shorts for real estate: short listing films that send viewers to the full tour
YouTube is the one short video platform that is also a search engine, and the one where the same channel can hold a 40 second Short and a three minute widescreen tour of the same house. Use both.

Shorts are found by search, not only by scrolling
People type "homes for sale in Boise under 500k" and "what $1 million buys in Scottsdale" into YouTube. A Short titled "New listing" will never match those searches. A Short titled "$1.15M Scottsdale 4 bed with a mountain view pool" can, and it keeps getting found long after an Instagram Reel has gone quiet.
That makes the title the most important thing you write for YouTube. Lead with the price, the city or neighbourhood, and the one feature someone would search for. Titles can be up to 100 characters, but only the first 40 or 50 show on most phones, so the useful words go first.
The Shorts specs, as of October 2026
| Setting | Rule | In practice |
|---|---|---|
| Shape | Square or vertical video counts as a Short; 9:16 at 1080x1920 fills the screen | Upload the vertical cut. A square file works but leaves bars. |
| Length | Up to 3 minutes (raised from 60 seconds on 15 October 2024) | 30 to 60 seconds for one home. Use the extra room for a land or luxury listing, not for padding. |
| Title | 100 characters | Front load: price, place, standout feature. |
| Description | 5,000 characters; the first three hashtags show above the title | Address, beds, baths, open house time, and a link to the full tour. |
| Right side | Like, dislike, comment, share and remix buttons | Keep text clear of the right edge. |
| Bottom | Channel name, subscribe button and title | Captions sit above the bottom band. The safe zone checker has a Shorts overlay. |
Anything 3 minutes or shorter and square or taller is classified as a Short automatically. A widescreen file of any length is a regular video, which is exactly what you want for the full tour.
One house, two videos on the same channel
Every listing film renders a vertical 9:16 cut and a widescreen 16:9 cut from the same edit. On YouTube that becomes a pair: the Short is the trailer, the widescreen video is the tour. In YouTube Studio, each Short has a Related video setting that links it to another video on your channel, so a viewer who likes the Short can tap straight through to the widescreen version.
For the tour, you can let the film run longer. In the editor, ask the AI Director to keep more rooms in, or slow the vibe to Calm luxury, and render the widescreen cut at 60 to 90 seconds while the Short stays tight. Widescreen is also what a buyer gets when they open the link on a laptop or a TV.
Worked example: a $1.15M Scottsdale listing
- Render the film once: 28 photos, Calm luxury, narration in a warm voice, about 50 seconds.
- Upload the vertical cut as a Short. Title: "$1.15M Scottsdale 4 bed with a mountain view pool". Description starts with three hashtags: the city, the neighbourhood, and real estate.
- Upload the widescreen cut as a regular video. Title it for search too: "Inside a $1.15M Scottsdale home: 4 bed, 3.5 bath, pool and mountain views". Put the address and a showing link in the description.
- Back in YouTube Studio, set the Short's Related video to the widescreen tour.
- A week later, a second Short with a different opening shot, also pointing at the tour.
Property Video Generator's posting calendar writes a YouTube caption alongside the Instagram, Facebook, TikTok and LinkedIn ones. Direct posting to YouTube turns on when YouTube approves our app; until then you download the cuts and paste the text. More in auto-posting.

Questions
Questions agents ask.
How long can a YouTube Short be?
Up to 3 minutes, for square or vertical uploads, since 15 October 2024. That was still the cap as of October 2026. Anything longer, or any widescreen video, is a regular upload.
Should a realtor post Shorts or long videos?
Both, from the same listing. The Short reaches people scrolling and searching; the widescreen tour is where an interested buyer actually studies the home. Link them with the Short's Related video setting.
What should I put in a real estate Short title?
The price, the place and one searchable feature, in that order, in the first 40 or so characters. "New listing!" tells YouTube nothing.
Can I use a YouTube link in the MLS?
Many MLSs accept YouTube links in the virtual tour field, provided the video is unbranded. Rules vary by MLS, so check yours, and upload the MLS cut separately from your branded uploads.
