Commercial real estate video
Commercial real estate video for retail, office and industrial listings
Commercial buyers and tenants do not want a mood piece. They want the numbers and enough of the space to decide whether to tour it. A commercial listing film is shorter on music and longer on facts than a residential one.

What to show, by property type
| Type | Lead shot | Facts that belong in the script |
|---|---|---|
| Retail | Storefront and signage from across the street | Frontage, parking count, co-tenants, traffic count if you have a source |
| Office | The best floor with natural light | Rentable square feet, floor plate, suite sizes available, parking ratio |
| Industrial | Dock doors and the yard | Clear height, dock and drive-in doors, power, column spacing, truck court depth |
| Mixed use | The street level | Unit mix, current occupancy, zoning |
Every one of those facts has to come from you. Property Video Generator's details cover price and size; there are no fields for clear height or cap rate. Write them into the narration lines, and never quote a traffic count or a zoning designation you cannot source. A broker who repeats a wrong count in a video will hear about it.
Widescreen first, vertical second
Residential agents start with the vertical cut. In commercial, start with the 16:9 widescreen. Brokers forward it by email, embed it in an offering memorandum link, play it in a pitch meeting and post it on LinkedIn, where widescreen video plays well in the desktop feed that most commercial audiences scroll at work.
The vertical cut is still worth posting for retail, where the end customer is on Instagram and the landlord wants foot traffic, and on LinkedIn mobile. Every film renders both, plus 4:5 and square.
Pick the vibe that sounds like a broker
Bold modern suits most commercial films: confident cuts and graphic captions. Choose the Architect or Urban type kit and the Boxed label caption style so numbers read clearly. Pick a measured voice, or record your own against the teleprompter; buyers and tenants often want to hear the broker.
A 12,000 sq ft flex industrial building with 18 photos might become a 45 second film: the dock doors and yard, the warehouse floor, the office build-out, the power panel, the parking, the aerial still if you have one. Narration lists clear height, doors and power over those shots.
Where a photo film is not enough
Large investment sales and big leasing campaigns often get a produced video with drone footage, tenant interviews and market maps. We do not do footage, map graphics or data overlays. If the deal is a $40M portfolio, hire a production company. If it is a 2,400 sq ft retail bay that needs to be on LinkedIn by Friday, a photo film is the right size.
We also do not connect to CoStar, LoopNet or Crexi. Upload the photos, or paste a supported brokerage listing link.

Questions
Questions agents ask.
Does Property Video Generator work for commercial property?
Yes, from photos. The script uses the price and size you give it; commercial specifics like clear height or zoning go in narration lines you write.
Which format is best for LinkedIn?
The widescreen 16:9 cut for desktop viewers, and the vertical cut if your audience is mostly on mobile. Post both on different days.
Can I add traffic counts or demographics?
Only as narration or caption text you write. Use figures you can source, such as a state DOT count, and say where they came from in the listing materials.
Can I narrate it myself?
Yes. Record against the built-in teleprompter or upload a take. Pro and Studio can also clone your voice after a recorded consent statement.
