Rental property video
Rental property videos that lease units without a showing per inquiry
A leasing video earns its keep by cutting the showings that go nowhere. A renter who has watched 40 seconds of the unit and heard the rent and the pet policy is a renter who shows up ready to apply.

What a renter needs to hear in the first ten seconds
Buyers browse. Renters filter. They are comparing your unit against twelve others on rent, move-in date, size and pets, in that order. Put those up front and let the rooms follow.
Example for a 600 sq ft studio in Chicago: "Studio in Wicker Park, $1,650 a month, available December 1. Laundry in the building, cats OK." Then the room, the kitchen, the bathroom, the window, the building entry.
In Property Video Generator, set the listing to for rent and add the monthly rent, beds, baths and size. The script is checked against those details, so it will say "a month" and not quote a sale price. Pet policy, lease length and utilities are not fields; add them by rewriting a narration line.
Fair housing: describe the unit, not the renter
The Fair Housing Act covers rental advertising, and video narration is advertising. HUD's advertising guidance comes down to one rule: describe the property and its amenities, not who should live there. Many states and cities add protected classes on top, such as source of income, so "no Section 8" is illegal in a growing list of places.
| Avoid | Say instead |
|---|---|
| "Perfect for a young professional" | "Studio with a desk nook by the window" |
| "Great for families" | "3 bedrooms, fenced yard, 0.4 miles to Lincoln Elementary" |
| "Ideal for a single person or couple" | "One bedroom, 640 sq ft" |
| "Quiet, mature building" | "Building quiet hours 10pm to 7am" |
| "No Section 8" or "no vouchers" | Leave it out. State your screening criteria the same way for everyone. |
| "Walking distance to St. Mary's" | "Two blocks from Division Street shops" |
| "Not suitable for wheelchairs" | "Third floor, no elevator" |
A workflow for property managers
A manager with 30 turns a month has a different problem from an agent with one listing: the same building, the same amenities, units that differ by floor and finish.
- Shoot the building amenities once: lobby, gym, roof, laundry, parking. Reuse them in every unit film from that building.
- Shoot each unit with 10 to 15 photos. Unit interiors in a rental are smaller; 25 photos of a studio means repeating the same corner.
- Use the same brand kit and caption style for the whole portfolio so films look like one company.
- Use the 4:5 cut for Facebook Marketplace rentals and Instagram, the vertical cut for TikTok, the widescreen on your site.
- Add the listing website link to inquiries: it has the film, the gallery and a showing request form that emails you.
At volume, plan size matters. Pro is 12 listings a month and Studio is 40, with editor seats for a leasing team. See pricing and teams.
Where the video goes
Rental sites differ in what they accept and change their rules often, so check each one's listing form. Many accept a YouTube link in a video or virtual tour field, which is where the widescreen cut belongs. Facebook Marketplace and Instagram take the file directly. Craigslist does not host video.
One honest limit: if your leasing team relies on a live video tour where an agent walks the unit on a call, that is a different tool. We make a finished film from photos; we do not do live or recorded walkthrough footage.

Questions
Questions agents ask.
Can I show the rent in the video?
Yes. Set the listing to for rent and add the monthly rent; it appears on the title card and in the script as a monthly figure.
Is "great for families" a fair housing violation?
It can be read as a preference based on familial status, which the Fair Housing Act protects. Describe the bedrooms, yard and nearby schools by name and distance instead.
Can I reuse the same amenity photos for every unit in a building?
Yes. Upload them with each unit's photos. Each unit is its own listing on your plan.
Does it work for single family rentals too?
Yes. A rented house is filmed the same way as one for sale; only the price and the script wording change.
