Land listing video

Land listing videos: what to film when the lot is mostly grass

A land listing is the hardest thing to film from photos. Twelve shots of a field look like one shot of a field. The film has to be carried by facts and by the few frames that show scale.

Be honest: does this lot need a drone?

Before anything else. A flat 14 acre parcel photographed from the road is a strip of fence and a tree line. No editing will show a buyer the shape, the frontage or the creek at the back. If the selling points are size, shape or what is next door, the listing needs aerial photos from a licensed drone pilot.

LotGround photos enough?Why
Quarter acre infill lot in a subdivisionUsually yesStreet, neighbors and the lot itself fit in a frame.
2 acre wooded lot with a viewPartlyThe view shot carries it. You need one high vantage point.
14 acre pastureNoScale and boundaries only show from the air.
Waterfront lotNoThe water frontage is the product.

We accept drone stills, not drone video. If you have them, they will be the strongest shots in the film. More in listing video without a drone.

Let the narration carry the plat

With few photos, the script does more work. Every land buyer asks the same questions, so answer them in order.

  1. Size and shape: "14.2 acres, 660 feet of road frontage."
  2. Zoning and what it allows: "Zoned A-1, one home per 5 acres under county rules."
  3. Utilities: "Power at the road. Well and septic needed."
  4. Access: "Paved county road, 12 minutes to Highway 290."
  5. Features: "Seasonal creek along the north line, about 40 oaks."
  6. Restrictions, if any: "No HOA. Deed restrictions available on request."

Property Video Generator checks the script against the details you give it and does not invent facts it was not told. Size goes in the size field; zoning, utilities and access do not have fields, so write them into the narration lines yourself, and double check each one against the survey and the county records. A wrong zoning claim in a land video is a real liability.

Maps and surveys: what works and what does not

For many land listings the better path is to keep maps out of the film and in the post and the listing website, which has a map built in. The film sells the feeling of standing there; the website handles the parcel facts.

A 7 photo film that works

A 2.4 acre wooded lot outside Asheville with a long view to the west. Seven photos: the view from the top of the lot, the gravel drive, a cleared building site, two shots of the woods, the road frontage and the neighbor-free view at sunset.

That is enough for a 20 to 25 second film. Open on the sunset view, hold it, then the facts over the drive and the building site, then back to the view. Music only or a slow narrated voice. Do not stretch seven photos to 45 seconds; viewers can tell. Use the length planner if you are unsure.

At least 3 photos. Write the zoning and utilities into the narration and check them twice.

Questions

Questions agents ask.

How many photos do I need for a land listing video?

At least 3, and 6 to 10 is plenty. More photos of similar ground slow the film down rather than helping it.

Can I add a survey or plat map?

As a still image, yes, if you have the rights to use it. Property Video Generator does not draw boundary lines or overlays.

Can I upload drone video of the land?

No. Drone stills work and are usually the best shots in a land film.

Will the script make up zoning or utility details?

No. The script is checked against the details you give it. Zoning, utilities and access need to be written into the narration by you.
